A Radical Solution To Urban Design

SITE:


The chosen site is located in what is considered to be the ‘old’ Dubai ,next to the Dubai
 creek and Al Shindagha historical buildings . The site was previously a hub for fishing and trading due to its close proximity to the creek, however ,now it is a mixed land use area with commercial ,
 governmental , residential buildings and open parks and walks . The residents of the site are medium – low income workers that mainly work enclose proximity to their work paces which are mostly mall The residents of the site are medium – low income workers that mainly work enclose proximity to their work places which are mostly small retail and F&B local businesses.Many of the residents do not have the income for cars and so they are highly dependent on public transport or
 walking as their primary means of transport . Further more, due to the general economics of
 the residents , many of them live together in small apartments to cut costs and again to bellicose proximity to necessary amenities . These factors , which occur in this out of convenience and economic capabilities , create a strong sense of community within the site, an element lost in the skyscraper infused ‘ new’ Dubai . However , while the urban fabric in this site was created out of convenience and somewhat by accident , it is possible to consciously Dubai . However , while the urban fabric in this site was created out of convenience and somewhat by accident , it is possible to consciously and efficiently create an urban system that provides its resident s with their needs in an organized and planned manner creating a step towards the ‘ desired city.


FOCAL POINTS:

The Focal points include bus station, metro station water taxi station,
 main public buildings and highways. they act as the attractor points for the neighborhood.


The voronoi units were extruded according to their respective areas where smaller areas extruded into low-rise buildings and larger unit areas extruded into higher buildings.
Due to the attractor points placed at the transit stations, this meant that the urban fabric of the site transformed into low-rise buildings around the creek and high – rise buildings on the outskirts.
To accommodate for the small businesses and souqs that habitat this site, the low-rise buildings around the transit stations and creek function as commercial and mixed-use spaces with retail, offices, F&B and other amenities needed and used by the residents and workers.
High-rise buildings further away are Residential buildings. Their large areas and location provide enough spaces to accommodate the residents of the site, providing them with a quieter place to live and views and wind exposure.
